We have bought, sold, been messed about by agents, and decided the process deserved better. UPBSS is what came out of that.
Where it began
UPBSS started in 2019 with one observation: the average property enquiry disappears. It goes into a shared inbox, gets triaged by someone who has never seen the property, and comes back three days later with an answer to a question nobody asked.
We thought a smaller, more direct model would work better — fewer listings per consultant, a name and a mobile number attached to every property, and pricing built from evidence you are allowed to see. Several hundred completions later, it does.
About the team
We hire for temperament rather than for sales background. The best consultants we have are the ones who answer the awkward question honestly, tell a seller their price is wrong in week three rather than week twelve, and chase a solicitor without being asked.
Everything administrative that can be done online, is. Land register extracts, energy certificates and identity checks are retrieved digitally, usually within the hour, because nobody selling a property has spare afternoons for the post office.
How we work
- One consultant per sale. They visit, they price it, they run the viewings and they take it to completion.
- Evidence over optimism. Our appraisal comes with the completed comparables it is built from. If we cannot back the number up, we do not put it on the page.
- Fees in writing, first page. The fee, the minimum term and what happens if you cancel are on page one of the proposal, not in an annex.
- Feedback unedited. You get what buyers actually said, not a softened summary.
